PG in Guwahati: areas, rent and what to check before you pay

Guwahati's PG market runs on beds, not flats. Most owners price per bed per month, food is usually bundled, and the deposit is one month in most houses. Here is what students and working professionals should expect area by area, and what to verify before any money moves.
Where people usually stay
Location decides your monthly cost more than rent does. A cheaper PG that is 9 km from your campus can cost more once auto fares are counted.
- Six Mile / Panjabari — close to Assam Down Town, Royal Global and the Six Mile office belt. Popular with both students and working women.
- Beltola / Survey — quieter lanes, slightly lower rent, good bus connectivity to GS Road.
- Christian Basti / Bhangagarh — best for offices on GS Road and for GMCH; rent runs higher.
- Jalukbari / Amingaon — the practical choice for Gauhati University and IIT Guwahati.
- Zoo Road / Ganeshguri — central, walkable markets, mid-range rent.
What rent typically covers
In most Guwahati PGs the monthly figure includes the bed, shared room, Wi-Fi, housekeeping of common areas and meals. Electricity is the line item that varies most: some houses include it, many split the meter reading between residents.
Ask for the all-in number: rent + food + electricity + laundry. That is the figure to compare, not the headline rent.
Sharing type changes everything
A single room and a four-sharing bed in the same building can differ by several thousand rupees. Triple and four-sharing are the most common in Guwahati and the easiest to find mid-month.
Before you pay a deposit
Visit in person if you can, and go through this list on the spot.
- Ask which exact bed is yours — not just the room.
- Water pressure and hot water timing, especially on upper floors.
- Power backup: does it run fans and Wi-Fi, or only lights?
- Meal timings and whether dinner is served late enough for your class or shift.
- Gate closing time and the guest policy in writing.
- Electricity: included, or split by meter? Ask to see last month's bill.
- Deposit amount, refund timeline and what gets deducted.
- Notice period — one month is standard.
- Laundry: included, machine access, or paid per load.
- CCTV at entry, and who holds the footage.
- Any lock-in period or annual maintenance charge.
- Get a written agreement and a receipt for every payment.
Paying safely
Rent and deposit should go directly to the PG owner's own account or UPI, and you should get a receipt each time. On PGkaro you pay the owner directly and the receipt is generated for you, so there is a record on both sides.
